The garden apartment market in Israel experienced a significant 39% decrease in the number of transactions over the past two years, but at the same time, prices for apartments in this category have risen. In the first half of 2026, 278 transactions were recorded, a 12% increase compared to 2025, but a sharp decline compared to 2024. Garden apartments make up a small part of the housing market, with the most expensive transaction recorded in Tel Aviv at a price of about 39.2 million shekels. During this period, there was a change in the market composition, with nearly a third of transactions being for apartments in new projects that have not yet been completed. The average price for a garden apartment rose from 2.51 million shekels in 2024 to 2.8 million shekels in 2026, an increase of 11.6%. The price changes are also due to the growth in transactions in sought-after areas, especially in Tel Aviv. Garden apartments have become a rarer product, with demand for them increasing, particularly in the periphery, where families are looking for outdoor space at a more accessible price.
